How i could list my apartment on this site and what is the fees should be paid ?
To list your apartment at the site you could listed direct by sign in and add u property or could send an email to us ( info@3qary.net) including all detials and photos and it is free of charge but we will charge you once we found the tenant or the buyer to your property . the charge will be one month at rental case ( long lease contract) and 10% of the total amount of the rent at short term case . in case of sale the fees will be 2.5 % form the sale price .
is there is any contract will be sign betn the owner and the agency ?
yes there is an agreement contract will be sign betn the owner and our agency , this agreement include the fees and brokerage charge should be paid to agency once the deal was done .
Is there is any charge should be paid by the tenant or the buyer to the agency ?
yes there is a fees will be paid to the agnecy once we found the right property and the deal was done as following:- the tenant will pay half month( 2 weeks rental charge) in case for long lease( one year or more). the buyer will pay 2.5 % to the agency once the deal was done . in case of rental a short term the fees will be equivalent to lease period .

All the prices mentioned at web site at rental case for longe lease contract ( at least one year ) and some apartments could be rented as short lease period but we should mentioned that at the apartment profile ( notes) . Always short term more expensive than long lease , we could say that mentioned price increase by %25 at least at short term rental .

نعم يشترط ان تكون الشقه او العقار فى حاله التمويل العقارى مسجله بالشهر العقارى واذا كانت بنظام التخصيص (شركات الاستثمار العقارى) جاز لشركه التمويل ان تطلب من البائع ان يتنازل عن عقد التخصيص لها وذلك حتى يتم رهن العقار رهنا رسميا.
What is the important features should be checked before renting an apartment in Egypt ?
Please check the following;- 1- Air-conditioning; Size and location of the air-conditioner should be tested for both heating and cooling. 2-Adequate water presure; Try all faucets and ask whether the building has a roof storage tank and pump for it at ground level . 3-Good lighting; Bulbs can either be screw or bayonet and run on 220 VAC.Bulbs are cheap and plentiful here, but they do burn out more quickly than you might expect. Stabilizers are relatively cheap and readily available and routinely used with computers, tvs,videos, ..etc 4-Electricity meter; Check that your electricity meter is adequate for all your ACs and appliances. 5- Storage ; You can never have enough and some of it should be lockable for your valuable item. You will need adequate storage room space in the bathrooms kitchen and hallways .

could i know what the associated costs of renting any apartment ?
The tenant responsible to pay all bills inside the property such ad electricity, telephone, gas . Also he should pay the charge for the building maintenance outside the property such as the porter , security man , water , parking space , garbage collector ,gardner man , swimming pool maintenance

The owners has to pay a taxes charge for renting his apartment to the government ,this estimated approximately by an amount of 8 % of the annual rent amount according to the taxes new law .
How much time it will take to register my property ?
For the Egyptians, the registration procedures take 3 months maximum, but for the foreigners it takes about 4 months.
